Letting & Management Fee Structure
Landlord Services
Our introduction-only service provides landlords with assistance in marketing and letting their property while allowing them to retain responsibility for ongoing management.
Introduction Only – 7% + VAT
Link-Estate Agents Ltd also provides full residential property management for landlords who prefer their property to be professionally managed on an ongoing basis.
Our management service can include tenant liaison, rent collection, maintenance coordination, inspections and general tenancy management.
Full Management – 10%–15% + VAT
The exact management fee will depend on the property and the services required.
All fees are charged to landlords.
Tenant Fees
When renting a property through us, the following payments will be required:
Holding Deposit
A holding deposit equivalent to one week’s rent will be required to reserve the property while referencing and pre-tenancy checks are completed.
Tenancy Deposit
A tenancy deposit of up to five weeks’ rent will be required where the annual rent is below £50,000, or up to six weeks’ rent where the annual rent is between £50,000 and £100,000. The deposit will be protected through the Tenancy Deposit Scheme (TDS).
Rent in Advance
One month’s rent in advance will be payable once the tenancy agreement has been signed and before the tenancy commences.
Client Money Protection
Link-Estate Agents Ltd provides services involving the collection and payment of rental monies on behalf of landlords.
As part of our client money handling arrangements, Link-Estate Agents Ltd operates in accordance with the applicable requirements and maintains the relevant Client Money Protection arrangements.
